Bradshaw Farms Homes for Sale

Country Charm, Luxury Living

Bradshaw Farm is a subdivision of about 600 homes right on the Woodstock/Canton border in Hickory Flat.  We tend to use the name Bradshaw Farms and Bradshaw Farm interchangeably. Roughly at the corner of Hickory Rd. and E. Cherokee Drive, it’s close to Sequoyah High School, Dean Rusk Middle School, and Hickory Flat Elementary.  There are a Publix and a Kroger very close by, CVS and Walgreens, restaurants, hair and nail salons, gas stations, and all the typical services you love having close to your neighborhood.  If you’re looking for Bradshaw Farms homes for sale, keep reading.

Bradshaw Farm was built on farmland originally owned by…. you guessed it, the Bradshaw family.  It covers more than 600 acres and includes a pool, tennis courts, and the Bradshaw Farm Golf Club.  The clubhouse looks like a big, red barn and the original grain silos are still standing close by the pool, which gives the neighborhood a charming country feel.

With a junior olympic sized pool, a playground, basketball and volleyball courts, and an amazing golf course this is one fabulous neighborhood!

Bradshaw Farm is in Woodstock but borders Canton, Holly Springs, and Milton so it’s in an ideal location for commuting to Cobb and Fulton Counties.  400 is about 12 miles away and I-575 is about 7 miles away.

AreaVibes says that Woodstock, GA is “exceptionally livable.”  It gets an A+ for amenities and an A+ for education.  It also gets an A for weather, a B for housing and employment, and a B+ for the low crime rate.

Woodstock is a fairly small town with a population of roughly 28,000 people, but it is growing rapidly.  Since the year 2000 there has been a 176% increase in population.  Why?  Because there’s so much to do in Woodstock and that combined with good schools, a good commute location, and affordable housing make it very attractive to home buyers.

As of today, 6/8/16, there are currently 22 homes for sale in Bradshaw Farms.  The least expensive home is just over $300,000 and the most expensive is approximately $680,000. There have been 14 sales in the last six months with an average sale price of $372,186.  The average asking price was $380,943, so homes in here typically sell for approximately 98% of their asking prices.  The average home is 4200 sq ft and has 5 bedrooms and 4 bathrooms, so these are good sized homes.  The HOA fees are roughly $50/month.  If you’re looking for Bradshaw Farms Homes for Sale check out the listings at the bottom of the page!

Bradshaw Farm Schools

In a nutshell, they're fantastic!

The schools are grouped together fairly close to the intersection of East Cherokee and Hickory Rd, so they’re just outside the subdivision.  Sequoiah High School gets a 10 out of 10 from  Hickory Flat Elementary does not yet have a rating, and Dean Rusk Middle School currently gets an 8.  They just built a brand new school around the corner from the old school which is scheduled to open for the 2016-2017 school year.  People search for Bradshaw Farms homes for sale when they’re house hunting because they know their kids will go to great schools that are close to the neighborhood.

Amenities at Bradshaw Farm

Tons to do right in your own backyard

Bradshaw Farm’s original 18 hole course was designed by Michael O’Shea in 199.  The newer 9-hole links-style course was designed by Greg Wenzel.  This 27-hole course features dramatic elevation changes, panoramic views from each tee with Bermuda grass fairways, and challenging, hilly greens. The Atlanta Journal Constitution rated it as one of the “Top 10 New Public Courses in Georgia”.  Bradshaw Farm has a well deserved reputation as one of the most challenging golf courses in the northern Atlanta area.  It is open to the public but also has memberships available.  Book a Tee Time

Bradshaw Farm also has 2 pools. The main pool is located at the end of Bradshaw Club Drive behind the red barn style clubhouse. There is also a splash zone area for small children to get wet without being in the pool.
A second smaller pool is located at the entrance on Avery Creek Drive.  Both pools have life guards on duty daily.

There are six tennis courts located adjacent to the clubhouse, with two additional courts at the entrance on Avery Creek Drive.
There’s a nice playground next to the main pool, a volleyball court, and a basketball court too.  Leaving the neighborhood you have downtown Woodstock about 15 minutes away with tons of great restaurants, shopping, and nightlife.  Alpharetta is about 20-25 minutes away, the Outlet Stores are in Woodstock right off I-575, and downtown Atlanta is about 35 miles south.  Whether you want to hit up the Fox Theater (side note – Fox Theater is the last theater Prince performed at prior to his passing) or a Braves game, there’s plenty to do in the city!
