Meet Freddy and Angelica. Freddy was transferred to Texas and needed to sell his home at 201 Aldridge Place, a townhouse in Smyrna. This was his first home so it was his first time selling. They wanted to time it so that they would close on the townhouse after the end of the school year.
I met with the clients and put their home on the market. Even though there was only one sold comp in the entire neighborhood in the past 6 months I felt confident of my suggested list price because I had done a thorough BPO (broker price opinion) on the home.
Apparently the market agreed! We received an offer less than 24 hours after going on the MLS, had multiple offers, and were in contract in less than a week. The buyers didn’t ask for any closing costs because they wanted the home so badly they were willing to pay it themselves.
We agreed to close in early June after school was out for the summer. Freddy signed his papers in Texas and we closed on time. Freddy was a bit nervous since this was his first experience selling a home but here’s what he said about me on Realtor.com:
