Do I Need My Own Agent to Buy a New Construction Home in Savannah?
Yes, and it *usually* won’t cost you a dime. The friendly agent in the model home works for the builder. Their job is to sell homes at the best price for the builder, and they’re very good at it. Having your own agent means someone is looking out for you, and in most cases the builder pays your agent’s commission. (We’ll confirm that up front, before you sign anything.)
What Does a Buyer’s Agent Do on a New Build?
More than you’d think. Builder contracts are written by the builder’s attorneys, not the standard Georgia forms, and they lean hard in the builder’s favor. I’ll walk you through the fine print, help you figure out which upgrades are worth it (and which ones you can do later for half the price), and push back on lot premiums and “limited time” incentives. I’ll also tell you when the preferred-lender deal is actually a good deal and when it isn’t.
Why Local Knowledge Matters in New Communities
New neighborhoods are popping up all over Pooler, Richmond Hill, Rincon, Guyton and Bryan County, and a lot of that growth is tied to the Hyundai Megaplant. Not every lot is created equal. Some sit in flood zones, some back up to future commercial development, and some add 20 minutes to your commute. I know these areas, the builders and the drainage quirks, and I’ll tell you the stuff the brochure leaves out. I’ll also recommend an independent inspector, including a pre-drywall inspection. Yes, even on a brand new home. Ask me how I know.
Bring Your Agent on the First Visit
Here’s the catch: most builders require your agent to be with you, or registered, on your very first visit. If you walk in alone and sign the guest book, you may lose the right to have your own representation. So before you tour that gorgeous model home, give me a call. No contract needed to chat, and no sales pitch, I promise.
